The fit-out encompasses approximately 15,000 sq ft of the floor space, designed to provide prospective tenants with a blank canvas for customisation while offering essential infrastructure to support immediate business operations. The availability of the space for leasing has attracted interest from a diverse range of businesses, from technology startups to established financial services firms looking to expand in a strategic location within London’s commuter belt.
The office building, constructed in the mid-2000s, required an updated fit-out to meet the expectations of modern office occupiers. The building owners sought to create a flexible, adaptable space on the first floor with features that cater to various industries. The CAT A fit-out was chosen as the preferred approach due to its ability to provide the essential mechanical, electrical, and plumbing (MEP) infrastructure while leaving room for tenants to apply a bespoke Category B fit-out that aligns with their branding and operational needs.

The first floor fit-out was completed in summer 2023, transforming the space into a light, airy environment that maximizes flexibility and functionality for incoming tenants.
The first floor was designed with open-plan workspaces in mind, maximizing natural light from the large windows that run along the perimeter of the building. The flexible layout allows prospective tenants to design workstations, meeting rooms, breakout areas, and collaborative spaces as they see fit.
The CAT A fit-out included the installation of new HVAC systems, and high-specification bathrooms.
The space benefits from amenities on the ground floor. A canteen area is included to provide employees with an on-site option for dining and socializing. This canteen is equipped with kitchen facilities and seating areas, designed for flexible use by multiple tenants, depending on the building's occupancy.
There are also shower facilities, ensuring the building is aligned with modern occupier expectations regarding workplace wellness and active commuting. These features are designed to make the office more appealing to tenants, particularly those prioritizing work-life balance.
A key feature of the first-floor design is the accessibility to outdoor spaces. The floor is connected to external fire escape stairs that double as access points to a landscaped courtyard area surrounding the building. This provides tenants and employees a rare opportunity to step outside for fresh air or impromptu meetings without needing to leave the premises entirely. This feature aligns with the growing demand for wellness-focused work environments, where outdoor space is a premium.
The fit-out incorporated energy-efficient systems, including motion-sensor LED lighting and climate control systems aimed at reducing the building's energy footprint. The installation of efficient HVAC systems ensures compliance with modern sustainability standards and contributes to reducing operational costs for future tenants.

The building offers high-speed fibre-optic connectivity and has been designed to support the technology infrastructure required by modern businesses, such as cloud-based operations and collaborative digital tools. The space has been left ready for tenants to install their IT infrastructure seamlessly as part of the CAT B phase.
As the fit-out included the integration of fire escape stairs that also act as outdoor access points, compliance with fire safety regulations was critical. Fire-rated doors, appropriate signage, and emergency lighting systems were installed to ensure safety without compromising the aesthetic or functional design of the space.
One of the key goals of the design was to maximize natural light to create an uplifting work environment. To achieve this, the ceiling design with the Velux windows was refined to incorporate larger light wells and high-performance glazing that enhances the flow of natural daylight while maintaining excellent thermal performance.
The possibility that the floor might be let to multiple tenants was factored into the design. To ensure flexibility, the fit-out included adaptable partitioning solutions that can easily divide the space, should it be required in the future. Shared amenities, such as the canteen, were designed with flexible capacity to accommodate fluctuations in tenant occupancy.
The CAT A fit-out provides tenants with a high-quality, flexible space that can be easily customized to suit their specific requirements during the CAT B fit-out phase. The open-plan layout encourages collaborative working environments, while the mechanical and electrical systems ensure a comfortable and efficient office space.

Uxbridge is a well-connected suburban town, with excellent transport links to central London via the Metropolitan and Piccadilly lines. The M40 motorway and Heathrow Airport are also nearby, making it an attractive location for both domestic and international businesses. The availability of high-quality office space in this area is likely to appeal to companies seeking proximity to London without the premium costs of central city locations.
