Project Case STUDY

 

We were pleased to have the opportunity to deliver a new office for a research institute in Cambridge. The project was initially designed and project managed by The Workspace Consultants, within the timeline and budget, and we were selected following a competitive pitch process to deliver the project.  

Our approach was guided by careful preparation and a strong understanding of the client’s needs. Early engagement with building control helped us anticipate and address any potential program and design challenges before they could affect the schedule.  

 

The fit-out programme was particularly tight due to the expiry of the client’s existing lease.

Careful planning and clear communication ensured that all aspects of the project – from finishes and acoustics to mechanical and fire protection – were coordinated effectively to keep things on track.

A detailed pre-tender building survey and walk around allowed us to identify potential issues early and suggest thoughtful solutions in our pitch submission. Creating high-quality 3D visuals helped to communicate the design vision clearly, giving the client confidence in the proposed outcome for their office.

Value engineering played an important role in ensuring the design vision was realised within budget. For instance, hardwood-framed partitions were replaced with bronze powder coated metal glazing featuring an organic rice paper manifestation detail – achieving the desired aesthetic while staying cost-effective.

We worked closely with the creative designer and the client to make sure that every detail – from lighting and acoustics to feature walls and tea point specifications – aligned with their needs and expectations. This close collaboration ensured a cohesive and practical outcome.

Cambridge has a thriving design and build industry, and this project reflects the benefits of a collaborative approach. By working closely with the client and their designer, we were able to deliver a workspace that supports the institute’s important research work.  

The result is a considered research workspace that combines thoughtful design, functionality, and sustainable solutions – reflecting the client’s values and vision.
